A façade or curtain-wall job is a project, not a one-off order. You price a tender against a programme, revise the quote as drawings change, and deal with a head contractor, a project manager and a quantity surveyor. Once you are on site the work is split across buildings and levels, variations arrive, and every month a payment claim has to be backed by evidence of what is done.

FSManager is business management software for New Zealand aluminium joinery firms, and it handles façade work as well as windows and doors. This page covers the parts that matter on a commercial project, with the module and plan for each. Lite is on sale now. Full is in use with beta clients and goes on sale in November 2026. Pro follows in January 2027.

Tenders and large quotes

Modules: CRM, Quoting & Sales (both Lite)

Categories can carry a tender date, so tenders sit in the pipeline with the rest. Each quote keeps every revision, so you can always show what you offered and when. Present options side by side in a multi-quote comparison document. Address the quote to the head contractor and send a separate copy to a sub, and when you revise the primary quote you are offered the chance to update the copies. Contacts can be recorded as project manager, site manager or quantity surveyor.

Splitting a project into parts and units

Modules: Job Management (Lite)

A won quote becomes a job made of parts, each with its own items, tasks, stage and delivery date. Part names are editable, for example "B2L1" for Building 2, Level 1. Façade unit tracking is included on every plan, so curtain-wall units are followed through the job alongside any windows and doors. Delivery date changes need a reason, with customer-caused changes kept apart from your own delays, and a project manager set on the customer carries onto the job.

Variations and Notice of Change

Modules: Variations & Cash Sales (Full)

Raise a Notice of Change against the job, price it against the original quote and contract, and route it for approval before the varied work proceeds. Approved variations flow into claims and invoices, so chargeable work is not missed.

Construction Contracts Act claims and back-costing

Modules: Financial & Back-costing, Integrations (both Full)

Claims can be generated to Construction Contracts Act requirements from job data, with the supporting records attached, and passed to your accounting system as ready-to-send invoices. Xero is the accounting link, and MYOB is also available. Back-costing compares what each job has cost, from time, materials and supplier invoices, against the quoted budget, with budget variance reviews and a work-in-progress figure from live data.

Site works, installation and quality

Modules: Site Works & Installation, Quality Assurance (both Full); Document Creation (Lite)

Site works records what has been delivered, installed and completed, with photos and site notes, from a tablet or phone, and that progress feeds claims. Quality checks run from manufacturing to site sign-off. A failed check raises an exception against the job and item, holds the dependent work and sends a corrective action to the right person. When a part is finished, producer statements, warranties and maintenance manuals are merged from the job record.

Capacity now, scheduling with Pro

Modules: Job Management (Lite); Scheduling & Optimisation (Pro, January 2027)

The Job Manager shows a 90-day view of planned against available shop hours, so you can see where a large project overloads the factory. Factory scheduling arrives with the Pro plan in January 2027, assigning tasks by capacity and showing each person's workload.

What it doesn't do

  • It isn't estimating, drawing or engineering software. Pricing starts from your budget or an imported estimate.
  • It doesn't give legal advice. Generated claims follow the Construction Contracts Act, but you decide what is claimed and served.
  • Factory scheduling and stock management are not in Lite or Full. They arrive with the Pro plan in January 2027.

FAQ

Can FSManager produce Construction Contracts Act payment claims?

Yes, on the Full plan. Claims are generated from job data, include supporting evidence, and go to your accounting system as invoices.

How does it handle variations on a big project?

Each variation is a Notice of Change that is priced, approved and then claimed. It is linked to the original quote, so you can see what changed.

Can I break one project into stages or levels?

Yes. A job can have several parts with editable names, each with its own tasks, stage and delivery date.

Can it track façade units?

Yes, on every plan. Façade units are tracked through the job alongside windows and doors.

Can it connect to our other systems?

Xero is the accounting integration, and MYOB is also available. The Full plan and above include a REST API, with webhooks, for connecting other systems.

We do windows, doors and façade work. Do we need two systems?

No. Job categories and job types are lists you set up, so one system can cover both kinds of work. See FSManager for windows and doors.
